A clear rental agreement

When writing and registration are required

Civil Code section 386 requires a written house-rent agreement, with an exception where monthly rent is Rs. 20,000 or less. Section 464 requires registration of a house-rent deed where monthly rent exceeds Rs. 100,000. A lease lasting over one year is not, by itself, the threshold stated in these provisions. Special laws and the precise arrangement may add requirements.

Write it down at every rent level

Even where writing is not mandatory, record the parties, premises, permitted use, rent and due date, deposit and return deadline, utilities, duration, renewal, rent-review terms, repair duties, notice and dispute process. Include the identification, photograph and witness particulars required for a statutory written agreement. These transaction documents are separate from website signup.

Deposit, receipts and condition report

Agree on deposit deductions and repayment in writing; keep a signed inventory and dated photos at handover. Keep rent and utility receipts. Do not treat ordinary wear as tenant-caused damage; section 403(3) excludes ordinary wear from damage compensation. Resolve disputed deductions using evidence, the agreement and applicable law.

Repairs, safety and insurance

Under section 394, the tenant is responsible for repair and maintenance unless the agreement provides otherwise. Section 389 separately sets out the owner's duties, including agreed facilities and safety. Section 393 requires insurance for the specified industrial or business use; it is not merely an optional recommendation in every tenancy.

Rent, use and taxes

Pay rent as agreed, use the property lawfully and respect the agreed use and restrictions on subletting or alteration. Record any rent-review agreement. Section 392 places house-related tax and charges on the owner unless otherwise agreed. The actual tax treatment and payment authority depend on current law and the parties; an agreement cannot remove statutory liability to the state.

Notice and lawful recovery

Section 401 lists several grounds, including breach, unlawful use, the owner's own use, necessary repairs, unsafe premises and expiry. For the owner's own use, at least 35 days' written notice is required; that is not a universal notice rule for every ground. The section also restricts immediate re-letting after recovery for own use. A tenant leaving because the house is no longer needed must generally give 35 days' written notice under section 400, unless otherwise agreed.

No intimidation or self-help eviction

Do not use threats, harassment, discriminatory abuse, seizure of belongings or utility cuts to pressure another user. Seek the lawful notice and dispute-resolution route; use emergency services where someone is in immediate danger. The platform cannot issue an eviction order or decide a title dispute.

You must be at least 18 to hold an account under our service rules, provide accurate details, control the email you register and protect your password. Select the role you intend to use. Accept another role's policy before using that role's transaction features. A listing or contact label does not bypass ownership, authority or licensing checks.

Accurate listings and respectful contact

Only advertise property you own or are authorised to represent. Describe prices, area, road access, photos, availability and known restrictions honestly. Do not post forged documents, copied private photos, misleading claims, spam, fraud or unlawful discriminatory content. Mark sold or rented listings promptly. We may review, hide or restrict misleading or abusive activity; you may ask for review by email.

Know what this service provides

This portal connects people and displays listing information. It does not hold deposits, provide escrow, guarantee ownership, approve loans, insure transactions or replace a lawyer, surveyor or government office. Valuations, EMI results and travel information are estimates. Sample listings are illustrative. Check important facts independently before acting.

These terms govern use of the portal under applicable Nepal law; they do not waive statutory consumer, privacy or other rights, excuse fraud or unlawful conduct, or prevent a complaint to a competent authority or court. First contact us for account or listing issues; property disputes may require independent legal help. New material terms require fresh acceptance for protected account features.

What we collect and why

We use your role, email, name and phone to create and secure your account and provide listing and inquiry services. We do not request citizenship or Lalpurja numbers at signup. If property verification later requires documents, we will explain its purpose, access and retention before collection. Do not put identity documents in public listing photos or messages.

Visibility and service providers

Your live listings may show the listing details you publish. An inquiry shares the name, phone and message you submit with Sajilo Ghar Jagga and the authorised recipient. Email is not displayed on public listings. Hosting/storage and verification-email providers process the data needed to operate the service and may operate outside Nepal. WhatsApp, Viber, Facebook, Instagram, Google and ChatGPT links use those providers' services and privacy terms.

Cookies, records and retention

Essential cookies keep you signed in, protect registration progress and remember language. An unfinished registration expires within one hour; expired drafts are removed on subsequent authentication activity. We record the accepted policy snapshot and version, role, language, server time, browser information and network IP when supplied by our trusted gateway. IP and browser metadata are hidden after 90 days and removed on subsequent authentication activity; the acceptance record is kept while the account exists and longer only where a documented legal obligation or dispute requires it. These records are not sold or used as marketing consent.

Access, correction and complaints

View your acceptance history in your account and correct profile details there. Contact manojsapkota135@gmail.com to request access, correction, deletion, account closure or review of a privacy concern. We verify the requester before acting and explain any lawful retention requirement. Withdrawing service consent can require closing the account; you may still browse public listings. Acceptance is evidence of your action, not proof that you understood every rule or a certified digital signature.
