Property rights and transfers are subject to Nepal's prevailing law. A listing is not a title deed. Only an owner or a legally authorised representative may transfer the relevant interest; joint, inherited, mortgaged or disputed property may need additional consent or clearance.
Check the original Lalpurja, seller's identity and authority, ownership records, mortgages or restrictions, pending disputes, land revenue and local tax receipts with the relevant offices. Match the cadastral map, plot boundaries, actual area and legal road access with a qualified surveyor. Check building approvals and land-use restrictions where relevant.
Legal information
Registration completes the legal process
Complete the legally required deed, identification, authorisation, tax and registration formalities at the competent office. Get that office's current document checklist. Accepting this website policy, sending a message or paying a booking amount does not transfer land ownership or replace deed registration.
Foreign ownership is restricted and statutory exceptions require the applicable approval. Eligible foreign citizens of Nepali origin have a specific residential acquisition route under NRN law, subject to permission and area limits. An NRN card alone is not blanket permission for every residential or commercial purchase. Confirm eligibility before committing funds.
Capital gains liability depends on the taxpayer, asset, holding period and the applicable fiscal year's law. Do not assume every transaction below Rs. 10 Lakh is exempt. Confirm withholding, valuation and tax clearance with IRD and the Land Revenue Office before completion; this policy does not quote a guaranteed tax rate.
Registration charges and concessions depend on the province, local category, deed and qualifying conditions. A single national percentage or universal women's discount would be misleading. Use the current provincial schedule and the office's assessment, not only an online estimate.
Record the agreed price, deposit, refund conditions, deadlines and payment recipient in writing. Use a verified bank account and keep receipts. Confirm current payment, source-of-funds and KYC requirements with the bank and registration office. Never understate the price, use another person's identity or send money solely because a listing looks convincing.

Broker or business obligations
Where licensing or regulated-intermediary rules apply, use an appropriately authorised business and comply with current departmental notices. Applicability must be checked for the transaction and location. Sajilo Ghar Jagga contact support is not a government licence or a guarantee that mandatory verification has been completed.
You must be at least 18 to hold an account under our service rules, provide accurate details, control the email you register and protect your password. Select the role you intend to use. Accept another role's policy before using that role's transaction features. A listing or contact label does not bypass ownership, authority or licensing checks.

Your rights remain
These terms govern use of the portal under applicable Nepal law; they do not waive statutory consumer, privacy or other rights, excuse fraud or unlawful conduct, or prevent a complaint to a competent authority or court. First contact us for account or listing issues; property disputes may require independent legal help. New material terms require fresh acceptance for protected account features.

What we collect and why
We use your role, email, name and phone to create and secure your account and provide listing and inquiry services. We do not request citizenship or Lalpurja numbers at signup. If property verification later requires documents, we will explain its purpose, access and retention before collection. Do not put identity documents in public listing photos or messages.
Your live listings may show the listing details you publish. An inquiry shares the name, phone and message you submit with Sajilo Ghar Jagga and the authorised recipient. Email is not displayed on public listings. Hosting/storage and verification-email providers process the data needed to operate the service and may operate outside Nepal. WhatsApp, Viber, Facebook, Instagram, Google and ChatGPT links use those providers' services and privacy terms.

Cookies, records and retention
Essential cookies keep you signed in, protect registration progress and remember language. An unfinished registration expires within one hour; expired drafts are removed on subsequent authentication activity. We record the accepted policy snapshot and version, role, language, server time, browser information and network IP when supplied by our trusted gateway. IP and browser metadata are hidden after 90 days and removed on subsequent authentication activity; the acceptance record is kept while the account exists and longer only where a documented legal obligation or dispute requires it. These records are not sold or used as marketing consent.

Access, correction and complaints
View your acceptance history in your account and correct profile details there. Contact manojsapkota135@gmail.com to request access, correction, deletion, account closure or review of a privacy concern. We verify the requester before acting and explain any lawful retention requirement. Withdrawing service consent can require closing the account; you may still browse public listings. Acceptance is evidence of your action, not proof that you understood every rule or a certified digital signature.
